Real Estate Negotiations are best Handled by a New Home Buying Expert
New home buying assistance from Roger and Linda Jean (The Paschal's) as your buyer’s agent. We are focused on negotiations since we devote our work to your interest. We understand that new home buyers value their negotiation skills and that ‘everything is negotiable’ in real estate. Not just price but terms, conditions, contract clauses, disclaimers, exclusions, and dates.
With the Paschal's as your exclusive buyer agents will make sure you know about other homes on the market competing against the builders home. We know the builder s motivation for selling, bottom line price and any deadlines they are trying to meet. We will ask the builder if there are any incentives, upgrades, specials, and in many cases letting you know what the builder offered to our other customers in upgrades and more. We will use clauses and contingencies in the offer to protect your earnest money deposit.
We may suggest requiring a short window of time for the builder to respond to your offer depending on the type of market. The state of the market, whether it be a seller’s market or buyer’s market can affect your negotiations dramatically, at this time in North Texas we are in a buyers market with more inventory homes than buyers. When it is a buyer’s market the builders or sellers are forced to be more accommodating and you will strike your best deal.
On the other hand, when there are rising prices, fewer homes, and multiple offers competing against yours, you have much less of a chance of getting a bargain. You may end up in a bidding war when the market is ‘hot’ and it may even be necessary for you to be likable to the sellers when they must choose from among several offers on the table.
We will conduct a property value study or prepare a CMA (comparative market analysis) to help you decide the amount of the initial offer. We will encourage you to try to find at least two homes, preferably three homes that satisfy you to improve your bargaining position for your first choice home.
Be prepared to walk away if you cannot strike a deal. It is a good way to test your resolve about the value of the house.
And last you get all this representation at no cost to you, many builders have set up advertising funds to pay Realtors® so this does not add onto your new home price. It is a lot less expensive for the builder to pay our broker than to advertise in the media or sit on the home for a few extra weeks or months.

In closing, "in our opinion" why you need represent on buying a new home? Some builders selling you a new home will work up all your estimates on your future house payments, in which we have seen many cases where the new revised estimated taxes are not added into the payments. Why? Because when the Taxes were last figured the lot was just a lot, no sticks and bricks just lot value. We have personally seen house payments go up more than 50% ($900.00 to $1,400.00 per month) due to the homeowner working to play catch-up on back taxes. When you get a chance drive into a neighborhood where the homes are about 2 to 3 years old and look how many homes are for sell. Buying a home "new or pre-owned" this is an investment for the long term, and no one should be slicked talked into something where a couple has to both work 3 or 4 jobs just to keep up with payments. NOTE; in our opinion new homes are always worth the investment, you also have great warranty's and very seldom have to worry about a new air conditioner or hot water heater replacement. We recommend several builders and homes today are built better than ever before, just don't get caught up paying more in taxes or closing cost than you budgeted.
